This determines the area of land you'll need as the allowable footprint of the house in comparison to the land varies according to the Belideye you deal with. Secondly, do you know roughly where you want the land? This too (as you say) will affect the price. Start me off and I'll see what I can do! Out of interest, why this particular area?

In our naivity, or is that nativity...we would love to re-create our current villa which is approx 155m2. We would love a bit land which would enable us to have a small garden plus eventually a pool. We have options...buy land and build..buy a shell and develop...or buy an existing place. We are not at all rich, but have financial options which give us scope...sorry to bore you :-X, but any advice is great advice...AND beers are on me when we get it right. We aren't over again 'till August...but a trip over is never out of the question if needs arise...Thank you again ;) JOhn

I've found that because of the boom time mentality, builders are keen to do 8 house developments or apartment blocks but less keen to undertake individual villas.

This can mean that they leave you hanging on and down tools (a problem in the UK but for different reasons) because thay have bigger fish to fry . As you know, it can be a remarkably quick process to put up a property in Turkey but you need to find someone to do it who will commit. This might be easier in a more off-the-beaten-track area.

Will try to find out about planning regs in Kus.
