I am investigating the purchase of land in the Kus area, and I know this question is almost impossible to answer. BUT can you please offer advice as to the sort of price I should be looking to pay for land. The answer is probably as long as a piece of string...because land values vary dependent on location. I am looking to purchase about 200m2 to build a detached house. Thanks ;)

Okay, I'll make some enquiries but yes, you're right - variable. Perhaps you could start by telling me how big the property you want to build will be? This determines the area of land you'll need as the allowable footprint of the house in comparison to the land varies according to the Belideye you deal with. Secondly, do you know roughly where you want the land? This too (as you say) will affect the price. Start me off and I'll see what I can do! Out of interest, why this particular area?

Thank you ...most sincerely. Brief history..sorry :'( love Turkey, owned a villa near Silver Sand Beach for nearly 3 years. Been out loads of times both on my own and with wife, and we want to retire to what we consider, our new home. we don't want to live anywhere where we just see roof tops..may as well be in England. Want a view, that is why currently the efes area by the Soke roundabout is favourite. However, am savvy enough to know that in the Kusadasi area, there are many positions which are lovely to live. In our naivity, or is that nativity...we would love to re-create our current villa which is approx 155m2. We would love a bit land which would enable us to have a small garden plus eventually a pool. We have options...buy land and build..buy a shell and develop...or buy an existing place. We are not at all rich, but have financial options which give us scope...sorry to bore you :-X, but any advice is great advice...AND beers are on me when we get it right. We aren't over again 'till August...but a trip over is never out of the question if needs arise...Thank you again ;) JOhn

Unless you really know the builder, or can (time & knowledge) spend time project managing, I'd probably steer clear of the build-a-villa option. I've found that because of the boom time mentality, builders are keen to do 8 house developments or apartment blocks but less keen to undertake individual villas.

This can mean that they leave you hanging on and down tools (a problem in the UK but for different reasons) because thay have bigger fish to fry . As you know, it can be a remarkably quick process to put up a property in Turkey but you need to find someone to do it who will commit. This might be easier in a more off-the-beaten-track area.

Will try to find out about planning regs in Kus.
